Bolster your rental yield with the right interior design
If you’re wondering just how you can present your property for maximum rental yield then it can be tough to know where to begin or what style to choose. Let’s demystify just what it is that tenants are looking for when searching for a rental property.
1. Colour – Go neutral
A neutral colour scheme is a must if you’re going to prohibit your tenants from undertaking any decorating themselves (which many landlords make the wise choice of doing – after all, your tenant could well have two left thumbs when it comes to DIY).
Creams, magnolias or whites are also ideal for matching up with any colour furniture – so your tenant can be certain their items won’t clash against your bright and bold background, light colours also make the property feel fresh and clean.
2. Rent your property unfurnished
Very few tenants will be looking for a furnished property, and will already have items to move in. Going unfurnished also means that you save yourself the expense of purchasing furniture initially, and replacing any items that may break in the future.
3. Tackle any repairs – no matter how small
Your property should be completely free from a need for any repairs, regardless as to how small they may be – this becomes ever more important when renting unfurnished, as any defects will be all the more noticeable.
4. Get the lighting right
Rental properties that benefit from plenty of natural light are unsurprisingly the most sought after, unfortunately however many rental properties, especially apartments, can suffer from only limited windows. To boost the natural light sources you do have, ensure that you use mirrors throughout; you can also install high wattage bulbs and give your windows a thorough wipe up so they’re sparkling clean.
5. Consider giving the key areas of the kitchen and bathroom a lift
Completely renovating a kitchen or bathroom is an expensive business, but you really needn’t spend significant amounts to improve these two key areas. In the bathroom, new taps, light fittings, toilet seat and mirror can refresh the space, whilst a kitchen can benefit from new taps and new cupboard doors.
